`I, Anthony Novak, under the penalty of perjury, states as follows:

`I am the Plaintiff in the above-captioned matter. I submit this Declaration as an
`update as to the unwinding of Camelot Estates LLC (“Camelot”),
`including the liquidation of
`Camelot’s assets and accounting pursuant to this Court’s Orders dated August 27, 2021 [Index
`#85] and December l4, 2021 [Index #88].

`I have taken the actions described herein to dissolve Camelot. In sum, I have: (l)
`repaired and re—keyed the rental properties owned by Camelot; (2) I sold the 3 rental properties
`owned by Camelot and placed the funds into the Sauro & Bergstrom trust account pursuant to this
`Court’s Order, dated August 27, 2021 [Index #85]; (3) I located and paid an accounting firm

`willing t0 prepare the delinquent tax returns and K-l ’s from 2018 — 2020 and paid those fees as
`set forth below out of my own fiinds; (5) I paid the remaining Camelot company credit card that I
`was aware of out of my personal funds as set forth below; (6) I will be Closing the company bag-k
`account at Star Choice Credit Union and transferring the final balance of $238.77 to the Sauro &
`
`Bergstrom Trust Account; and (7) I filed a Notice of Dissolution and Termination with the
`

`Minnesota Secretary of State’s Office and paid the filing fees associated with same.
`In order to sell the rental properties, I did some minor repairs and had new keys
`made since Ms. Miller would not provide the keys. I paid those costs out of my personal funds in
`the amount of $626.03 and have not charged for my time. Those expenses are set forth on Exhibit
`A.

`Camelot’s 3 rental properties sold on October 15, 2021. These properties were the
`only assets of Camelot. All debt, tax liens and mortgages associated with the Camelot properties
`were paid from the proceeds leaving a net of $402,372.81, which is being held in the Sauro &
`Bergstrom Trust Account pursuant to this Court’s August 27, 2021 Order [Index #85]. Attached
`as Exhibit B are the settlement statements for the 3 properties. The sales price breaks down as

`The accounting firm of Copeland Buhl prepared all missing and delinquent tax

`returns and K-l ’s for Camelot for the years 2018 to present, which were mailed to the IRS and the
`Minnesota Department of Revenue. I paid the fees for Copeland Buhl’s work in the amount of
`
`$17,246.00 from my personal account as the attached Exhibit C invoices and payment records
`reflect. My attorneys have provided Ms. Miller with copies of the tax returns and her K-l ’s.
`

`The only other debt I was aware of for Camelot was a business credit card from
`
`Citibank, business account ending in ****

`Camelot’s business checking account at Star Choice Credit Union has an ending

`account and transferring the money to the trust account of Sauro & Bergstrom, PLLC.

`Copeland Buhl has advised that penalties in the amount of $14,760 will be owed
`
`on the delinquent tax returns for the years 2018, 2019 and 2020. See Exhibit G. I request that this
`
`amount be maintained in the Sauro & Bergstrom Trust account so I can pay any penalties owed by
`
`Camelot.
`

`On December 2, 2021, a $30,000 check was issued to me from DCA Title after
`
`Lorie Miller sold one of her properties owned under her company, Tranquil Holdings, LLC. On
`
`December 14, 2021, Ms. Miller was ordered to pay me $12,233.03 in legal fees and costs [Index
`
`#88], which has now been satisfied by this payment. Ms. Miller has essentially then paid
`
`$17,766.97 towards amounts owed by her back to me. Once the Court enters Judgment against
`
`Ms. Miller and/or Tranquil Holdings, LLC, I will file the appropriate Partial Satisfaction in the
`
`amount of $17,766.97.
`

`On December 27, 2021, I executed a Statement for Dissolution and a Statement for
`
`Termination of Camelot, which was subsequently mailed to the Minnesota Secretary of State –
`
`Business Services, for filing on December 29, 2021. The filing fee was $70.00 as reflected in
`
`Exhibit F.
`

`Based on my calculations, the amount of net proceeds to be allocated to each
`
`partner, prior to offset for Ms. Miller’s theft, is $184,018.06, calculated as follows:
